Repair work at the wrong time
The most widespread fine related to repairs appeared thanks to the adoption of the law “On ensuring peace and quiet of citizens”. In every region of Russia, temporary restrictions have been established on carrying out noisy works, which by no means everyone knows about.
Making repairs at the wrong time can provoke problems with neighbors and get a fine of 500 to 5,000 rubles.
Redevelopment without agreement with the housing inspectorate
The fine for unauthorized changes to the plan of an apartment will be from 1,000 to 2,500 rubles and will result in additional costs when trying to sell a house or apartment.
Redevelopment, in the opinion of the majority, is the demolition or erection of walls, however, the law provides for much more types of activities that need to be coordinated with the BTI:
- transfer of water supply and drainage pipes;
- installation of a shower cabin instead of a bath and vice versa;
- replacement of a gas stove with an electric one;
- increasing or decreasing the size of windows;
- hood transfer;
- arrangement of a fireplace in the apartment.
Self-installation of gas equipment
This type of work, which has an increased level of danger, can only be carried out by certified specialists. When trying to save money on their services, there is a risk of leakage.
In addition, it is forbidden to combine the kitchen and living room in a gasified apartment.
Installation of plumbing pipes
You cannot make major repairs to plumbing connections on your own, move bathrooms and expand their area. Unprofessional work with water supply and sewerage systems can lead to the formation of a hidden leak in the pipes, which will flood neighbors.
Installation of water heated floors
It is not allowed to install water-heated floors in apartments using the resource of the heating system, or to fill in a thick concrete screed. These types of construction work will increase the load on the supporting structures and can disrupt the waterproofing system of the house. As a result, the walls will crack and mold will form on them.
Intervention in the ventilation system
Moving, narrowing or expanding the general ventilation system will turn into problems for the apartment owner. Disruptions in its work will affect the quality of life of all residents of the house. And an ordinary specialist of the housing department will be able to detect uncoordinated changes using a special device - an anemometer.
Installing central heating on the balcony
It is forbidden to transfer central heating radiators to a loggia or balcony for two reasons. Firstly, this will create an additional load on the heating system of the house.Secondly, in the cold season, the battery may not withstand temperature changes and leak.
If the redevelopment has already taken place, you need to try to agree on it after the fact. Otherwise, the management company and the housing inspectorate have the right to demand from the owner of the apartment to return everything to its original state, write him a fine and sue.
